Future Publishing | Future Publishing | Getty ImagesBEIJING — China's sweeping moves on Friday to increase support for real estate will take time to show results, analysts said. Despite the news, S&P is still sticking to its base case from earlier in the month that China's property market is likely still "searching for a bottom," Edward Chan, director, corporate ratings, said during the firm's webinar on Monday. But he pointed out that for real estate to see significant stabilization, homebuyers' demand and confidence will need to improve after a market downturn of nearly three years. "We believe Beijing is headed in the right direction with regard to ending the epic housing crisis," Nomura's Chief China Economist Ting Lu said in a report Monday.

Taiwan’s incoming president, Lai Ching-te, is poised to take office on Monday, facing hard choices about how to secure the island democracy’s future in turbulent times — with wars flaring abroad, rifts in the United States over American global security priorities, and political divisions in Taiwan over how to preserve the brittle peace with China. Mr. Lai has promised to steer Taiwan on a safe course through these hazards, a theme that he is likely to highlight in his inaugural speech on a public plaza in Taipei. He has said that he will keep strengthening ties with Washington and other Western partners while resisting Beijing’s threats and enhancing Taiwan’s defenses. Yet he may also extend a tentative olive branch to Beijing, welcoming renewed talks if China’s leader, Xi Jinping, sets aside his key precondition: that Taiwan accept that it is a part of China. “We’ll see an emphasis on continuity in national security, cross-strait issues and foreign policy,” said Lii Wen, the international director for Mr. Lai’s Democratic Progressive Party and an incoming spokesman for the new leader.

Eddie Redmayne had never seen “Cabaret” when, as a 15-year-old student at Eton, he was first cast as the Emcee, the indecorous impresario of the bawdy Berlin nightclub where the musical is set. So Redmayne did what anyone wondering about the character would do: He watched the 1972 film, and studied Joel Grey’s performance. Redmayne, 42, has played the Emcee three more times — at the Edinburgh Festival Fringe following high school; in London’s West End, winning an Olivier Award in 2022; and now on Broadway, where he has just picked up a Tony nomination. Redmayne had never met Grey, who originated the role on Broadway in 1966 and who went on to win both Tony and Academy Awards as the Emcee. So I asked them to lunch, to talk about a character both have played several times, and about a musical that has continued to move audiences.

Is Trump’s Trial Really About ‘Hush Money’?
  + stars: | 2024-04-17 | by ( Jess Bidgood | ) www.nytimes.com   time to read: +1 min
As former President Donald Trump’s first criminal trial begins, there is one battle taking place in a Manhattan courtroom, where he faces 34 felony counts of falsifying business records. But there is another fight taking place in the court of public opinion, which concerns a much more basic question: What should this trial even be called? Many media outlets — including The New York Times — have used “hush-money trial” as a shorthand for the proceedings. It’s a nod to the fact that Trump is accused of directing a payoff, and then falsifying business records, to cover up a potential sex scandal involving a porn star. “It’s an election interference case,” he said in an interview on NY1 in January.

Indeed, according to new research from economists at the Federal Housing Finance Agency, this lock-in effect is responsible for about 1.3 million fewer home sales in America during the run-up in rates from the spring of 2022 through the end of 2023. That’s a startling number in a nation where around five million homes sell annually in more normal times — most of those to people who already own. These locked-in households haven’t relocated for better jobs or higher pay, and haven’t been able to downsize or acquire more space. They also haven’t opened up homes for first-time buyers. And that’s driven up prices and gummed up the market.

Jamie Dimon sees America at a ‘Pivotal Moment’Jamie Dimon’s annual letter to JPMorgan Chase shareholders has just been published. The economy is resilient but the government underpinning it is a red flag. Consumers are spending and investors expect a soft landing. But Dimon warns that the economy is being fueled by government spending and rising deficits. “These markets seem to be pricing in at a 70% to 80% chance of a soft landing — modest growth along with declining inflation and interest rates,” Dimon writes, adding that the odds are actually a lot lower.

Israel’s account of its attack on a World Central Kitchen convoy raises significant legal questions even if the strike was the result of a series of mistakes, experts say. The Israeli military announced on Friday that its preliminary investigation had revealed a string of errors that led to the deaths of seven aid workers. It took responsibility for the failure, saying that there were “no excuses” and citing “a mistaken identification, errors in decision-making and an attack contrary to the standard operating procedures.”But the description of events that has emerged raises broader questions about the military’s ability to identify civilians and its procedures for protecting them, legal experts told The New York Times — including new concerns about whether Israel has been complying with international law in its conduct of the war in Gaza more generally. The law: When in doubt, presume civilian status, and give humanitarian aid heightened protectionThe first, most basic principle of international humanitarian law is that civilians cannot be targets of a military attack. Militaries must have procedures in place to distinguish between civilians and legitimate military targets.

It evokes, in the most rudimentary sense, beer fridges and car parts, Super Bowl ads and maybe even Jerry Seinfeld’s bachelor pad, where he displayed his 17 favorite cereal boxes on a shelf. It’s the man cave: punchline, poker hub and perennial source of masculine escape. To Tristan Bridges, a sociologist who is studying the phenomenon, the man cave is also a window into the dynamics of a home, into friendship and loneliness, hobbies and pastimes — and what our physical spaces can tell us about ourselves. For the past few years, he has been interviewing people about their caves, and now Opinion is, too. Do you live in the United States and have a space (a room, a basement, even just a corner) that could be described, cheekily or not, as a man cave?

That means that, aside from basic safety guidelines, most of the rules of superyachting are unwritten. Superyachts are expensive to build and expensive to maintain. For a $100 million yacht, that's at least $10 million yearly going to crew, regular maintenance, insurance, fuel, and dockage. So, the most important unspoken rule of superyachting is actually that the only thing better than owning a superyacht is knowing someone else who does.

Larry Lucchino, who as a top executive with the Baltimore Orioles and San Diego Padres oversaw the design and construction of modern stadiums that evoke their surroundings — Oriole Park at Camden Yards in Baltimore and Petco Park in San Diego — and who as president of the Boston Red Sox preserved Fenway Park for generations, died on Tuesday. The Red Sox announced the death but did not say where he died or give a cause. He had been treated for cancer three times. In Mr. Lucchino’s 14 years with the team, the Red Sox won the World Series three times — the first of those championships, in 2004, broke an 86-year drought — and reached the postseason seven times. As the creative force behind the look of the wildly popular 1970s London fashion store Big Biba, Thomas knows a thing or two about engineering excitement. “An act of bravery”Interior designer Thomas had already designed Hulanicki and Fitz-Simon’s home and the third Biba store in 1968 before being approached about the landmark seven-level store. “Fitz offered me two floors (of Big Biba) but I wanted it all,” he recalled of his initial involvement.
